Idea 1: Many states allow landlords and tenants to mutually agree in writing to add smart features. (Keep it simple and compliant)

If a tenant adds on smart access benefits as a voluntary subscripition that pays for the tech access fee of $5.99 per month/per property, then no charges for the montly tech fee will apply for property managers or property owners.  

Most tenants would be paying monthly modem costs of $5+ per month directly to internet service providers, for landlords that would like to recover modem lease costs from tenants at the beginning of new leases if owners are providing modems to connect WIFI cameras.

Get it in writing.

*Before you begin marketing for your next tenant, decide whether you'd like to include smart device access subscription costs in the total rent price or if you'd like the tenants to have an option to opt-in for a specified period at a fixed rate. Then, make sure your marketing reflects your choice for implementation for transparency.

Idea 2: Allow tenants to subscribe to Tenant Access to pay for their smart features and benefits voluntarily (separate of rent charges)-just like they'd subscribe to any other utility or service that isn't a part of their lease.  

Be transparent on charges. Most owners and managers bundle the cost into base rent when marketing for a new tenant.

Don’t pass along prohibited fees. In most states, rekeying and (access costs) is the owner’s responsibility—avoid charging tenants for rekeying or access alone.

Typical willingness to pay. Many renters happily pay $15–$25/month (often $19.95+) for smart-enabled homes that add convenience and security, or as an optional subscribtion service to utilize smart home features.
