We’ve seen it all: furnaces stolen, tools and equipment gone, squatters walking in. Lockbox codes get shared. Screened-out applicants still know where the box is. And if the only key in the lockbox goes for a ride, you’re forced to rekey—sometimes over and over before the next move-in.
Keys slow teams down, create blind spots, and drain profit—from key shuttling and lockbox costs to longer vacancies caused by rekeying and coordination delays. Fact: most rental property owners and managers don’t have keys that work for every door they own or manage. Hard-copy keys are inefficient. They’re risky.
After 15+ years in property management—as a firm owner and as an investor—Madelyn Felix kept seeing the same bottlenecks: time lost to keys, lockboxes, and rekeying; money lost to theft and repeat trips; risk introduced with every code or spare handed to a stranger.
