Vacancies are an operational burden that property managers and rental owners have been carrying for too long.
We've seen the challenges firsthand: unanswered inquiries, missed calls, slow follow-up, properties sitting vacant longer than they should, and leasing teams stretched thin trying to keep up with everything that happens before a lease is signed.
Finding qualified tenants isn't complicated, but it is time-consuming. It requires responsiveness, great marketing, effective showings, consistent follow-up, and constant attention to the metrics that drive occupancy.
Most leasing technology simply provides another tool to manage. But someone still has to do the work.
Tenant Access was built by a former property manager to solve this problem differently. By combining proven leasing expertise, smart access technology, and vacancy management support, Tenant Access helps property managers and owners reduce vacancy time, simplify operations, and find qualified tenants faster—without adding more work to their teams.
I've always believed that property owners, property managers, and tenants all have to win—or it's not worth building.
I started in real estate while I was still in high school and bought my first rental property at 22. Three months later, I was evicting my first tenant because she couldn't pay rent.
I had experience selling homes and worked as a broker, but property management and being a landlord came with an entirely different set of lessons.
Those early experiences shaped everything that followed—from building property management companies to managing assets for institutional clients nationwide.
Along the way, one thing became clear: properties don't lease faster because of luck. They lease faster because of responsiveness, positioning, follow-up, great marketing, and constant attention to the metrics that drive occupancy.
Tenant Access exists because most property managers don't need another dashboard. They need vacancies filled. We're building something different—a vacancy management platform that combines proven leasing expertise, smart access technology, and operational efficiency to help property managers and owners find qualified tenants faster.
We focus on the work that happens before a lease is signed, so our customers can focus on approving applicants and closing leases.
Tenant Access helps own the outcome. The technology supports the process, but execution drives the results.
That's why we've built a platform that combines smart access, guided showings, inquiry management, prospect follow-up, and leasing support into one solution designed around a single goal: Helping properties move from vacant to occupied as efficiently as possible and to ditch the keys in a reliable way.

We own a house in Denver, and have worked with Madelyn at Denver Real Estate Services for many years. She is the most professional property manager we've ever worked with. She is efficient, thorough, and has always found us great renters. She is honest and very astute when it comes to Denver real estate. We had worked with another firm at one point, but left and went back to Madelyn because she always handles any and all issues so quickly and professionally. I can't recommend her enough!

I have been a client of Madelyn's for many years, and she has always been very professional. She knows the Denver real estate market well, and she is the very best at finding contractors to fix home problems quickly and at the best rate possible. She is also great at finding excellent renters, and if someone drags their feet about renting a property, she knows to move on to a more qualified and communicative renter. She is always "just a phone call away", and we couldn't recommend her more highly.

My Denver Real Estate experience has been Exceptional!
Madelyn sent me an e-mail to me over 2 years ago. Normally I don't respond to marketing e-mails but I saved it and I'm glad I did, cause 6 months later I had a need for a professional Property Manager. I managed my small house in Golden for several years myself. Then I tried a small time PM for a while but he quit on me than I was back to doing it myself. So when the tenant finally left on a month to month agreement I sent Madelyn an e-mail.
To be honest it was expensive at the start, for the property had need of repair. Madelyn handled everything from there and kept me well informed. She was able to rent to a market value more than expected with a quality tenant. Last year I used to think about that property all the time and now I just think about it as the investment I intended it to be. Thanks Madelyn!

I live out-of-state and rely on Denver Real Estates Services to manage my condo and tenants in Highlands Ranch. I can say unequivocally that I have no worries. Madelyn and her team are very professional and responsive to my needs and concerns when they arise. Also, the management fees and maintenance costs are very reasonable.
